MFH Bäumlihofstrasse

Bäumlihofstrasse is located in the popular Hirzbrunnen district, behind Basel's Badischer Bahnhof train station, and leads towards Riehen. It is precisely in this well-connected location, just a few minutes' walk from the Lange Erlen recreational area, that we were able to complete the renovation and conversion of the first two of four charming, almost identical apartment buildings in recent months. The buildings, constructed in the 1940s, consist of three full storeys, originally each with two identical 3-room apartments, which are accessed via a central staircase. The attics were originally developed with four attic rooms and a WC, while the remaining areas were used as screeds (cold roof).

As part of the renovation work, the roof was stripped back to the beams on the 2nd floor and a modern roof extension was added, creating two additional, light-flooded apartments per building. The new apartments benefit from dormer windows and skylights, which ensure optimal lighting. In addition, new wood-and-metal windows were installed, façade openings adapted, all HLSE installations replaced and the sewage system renovated. Fire protection measures such as new ceiling encapsulations and EI30 doors complete the work from a safety perspective.

The kitchens in all the apartments were reoriented towards Bäumlihofstrasse. In order to make the living and kitchen areas facing the street more open and brighter, we have enlarged the existing window openings and designed them as floor-to-ceiling French windows. The existing gas and oil heating systems will remain in place until the planned connection to the district heating network in 2025, and new temporary flue gas stacks on the courtyard-side façade will ensure the operation of the systems for that long.

In order to meet the different needs of the tenants, two differently planned apartment types were created on each floor, which - like the beautiful penthouse apartments - offer comfortable and contemporary living in a central location thanks to their well thought-out layout.
