The aim of the study was to clarify the development options on the Bricks site, taking into account the zoning-compliant use in comparison with a use that requires a neighbourhood plan. The neighbourhood plan variant proved to be more profitable. The urban development concept is based on the consideration of the four key functions: Working, living, recreation and transport.
Two new volumes will be placed on Binningerstrasse, defining the new 'gateway' to the site and opening it up to the residents (settlers). Car traffic (commuters) can be channelled through the parallel 'pit lane'. Orthogonal to Binningerstrasse, a primary traffic axis is created along which the cubatures are lined up and on which pedestrians and motorists are deliberately guided into the site at different levels.
The building density gradually decreases as you enter the site, so that the square in the southernmost part can be left open and the existing green belt can be experienced in its current dimensions. The plan is to structure the development into a basic level, where SMEs, shops and production companies can be located, and a pedestrian-friendly platform (highline) above, from which the high-rise buildings (offices, flats) will rise.
